What is a home inspection?

A home inspection is a limited, visual and non-invasive examination of the condition of a home. Often the inspection is in connection with the sale of that home. Home inspections are usually performed by a home inspector who has the training, certifications and experience required to perform a thorough inspection.
Following the inspection, the inspector prepares and delivers a written report to the client, outlining any discovered defects. This gives the client the ability to make an informed and educated decision about their pending real estate transaction.
The inspector will describe the condition of the home at the time of inspection and will identify any components that are deficient or a cause for concern. It is not a guarantee or warranty on the future condition, efficiency, or life expectancy of any system or component. As the inspection is primarily a visual, non-invasive examination it is not intended to identify any concealed defects. An example would be if the doors in the home do not close correctly or the floors are slanted, as these issues could be caused by a crack in the foundation. However, if the crack cannot be seen without removing all of the floorings in the house, the home inspector cannot tell you for sure that it exists.
The home inspection is a valuable tool that protects you and your family from potential liabilities down the road.

Will I be able to attend the inspection?

Canada Mortgage & Housing Corporation (CMHC) article “Hiring a Home Inspector” recommends that potential homebuyers accompany the inspector as the inspection takes place. It can be a valuable learning experience. You can also take this opportunity to get more familiar with your new home, to take measurements of rooms and/or windows. More importantly, you can ask your home inspector questions on the spot. I encourage all of my clients to attend their inspection.

How long does an inspection take?

Most inspections average 2 to 3 hours from start to finish. Obviously, larger homes, outbuildings or speciality installations will increase the amount of time necessary.
A Pre-Purchase Home Inspection can provide you with the information you need to make an informed purchasing decision. The inspection protects you and your family and minimizes the risk to your investment.

When do I need a home inspection?

Are you buying a home?
A home inspection can help you to prioritize repairs and maintenance. A Pre-Renovation Inspection equals money spent in the right places.
Selling a home?
Show prospective purchasers that every effort has been made to disclose the condition of the home. A Pre-Listing Inspection can equal a faster sale and eliminate 11th-hour negotiations.
Maintaining your Investment
Gain an understanding of the systems in your home, their operation and required maintenance. A Home Maintenance Inspection will identify for you those areas and aspects of your home that need attention, so you can take care of them before they become expensive headaches down the road.

When will I receive the report?

You will be issued a photo-rich, detailed and comprehensive inspection report which documents the home’s condition and outlines major deficiencies as observed at the time of the inspection. An electronic PDF version of the inspection report will be sent to you via email within 24 hours of your inspection, often the same day.

How much notice do you require to set up a home inspection?

I will always try to accommodate all requests.

What will the home inspection cost?

The cost of your inspection will vary based on several factors including; the size of the home, additional buildings (bunkees, boathouses, garages, etc.) to be inspected and whether or not added inspections, such as WETT, septic, or flow rate testing are requested. Your fee includes any follow-up consultations required, my job is not completed until you understand every aspect of your inspection. Please contact me to discuss fees for services.

What is the difference between a home inspector and a property or home appraiser?

A home inspection involves an evaluation of the condition of the home’s HVAC, plumbing, electrical systems, roof, attic, floors, foundation and structure at the time of the inspection. An appraisal is a formal process of estimating a property’s value as it relates to a mortgage loan or insurance. An appraisal does not itemize defects or reflect potential problems within the home.
